What Sampatti Nepal is

Sampatti Nepal is an online marketplace where owners, agents and developers list property in Nepal for sale or rent, and where buyers and tenants contact them. We are not a party to any sale or rental, and we do not act as an agent for either side.

Listing rules

Anyone who posts a listing agrees that:

• The property is real, available, and you are the owner or have the owner's permission to list it.
• The price, size, location and photographs are accurate and current.
• You will not post duplicate listings, misleading titles, keyword stuffing or contact details in the photos or title.
• You will take the listing down or mark it unavailable when it is sold or let.

Our rights

We review listings before they are published and may refuse, edit for policy reasons, pause or remove any listing or account that breaks these terms, or that we reasonably believe is misleading or unsafe.

Your responsibility as a buyer or tenant

Review is not verification. Sampatti Nepal does not independently verify legal title, ownership, price, condition, availability or transaction safety. Before paying any money, check the land ownership certificate (lalpurja) at the Land Revenue Office, visit the property, and use a lawyer where appropriate.
