Most people you meet on Sampatti Nepal are genuine. These habits protect you from the few who are not.
Before you pay anything
- Never send a deposit, "booking fee" or advance rent before you have seen the property in person.
- Ask to see the land ownership certificate (lalpurja) and check it yourself at the Land Revenue Office (Malpot) for the area.
- Check the land map (naksa) and boundaries at the Survey Office, and confirm road access is public.
- Make payments through a bank, never in cash to someone you have just met, and keep written receipts.
- For a purchase, use a lawyer or a registered document writer (lekhapadi) for the deed.
Warning signs
- A price far below similar properties nearby.
- Pressure to decide today, or a story about being abroad and unable to show the property.
- Requests to move the conversation off the site straight away or to pay by remittance.
- Photos that appear in other listings under a different name or place.
If something feels wrong
Stop, do not pay, and report the listing. Use the "Report this listing" link on the property page or email support@sampattinepal.com with the Listing ID. If you have lost money, report it to the Nepal Police as well.
