Nepal land measurement guide

Nepal uses two traditional systems for land: Ropani-Aana-Paisa-Daam in the hills and Kathmandu Valley, and Bigha-Kattha-Dhur in the Terai. Use the converter below, or the tables, to compare a listing with square feet and square metres.

Hill system (Kathmandu Valley and hills)

1 Ropani = 16 Aana = 64 Paisa = 256 Daam = 5,476 sq ft ≈ 508.74 m². 1 Aana = 4 Paisa = 342.25 sq ft ≈ 31.80 m². 1 Paisa = 4 Daam ≈ 85.56 sq ft ≈ 7.95 m². 1 Daam ≈ 21.39 sq ft ≈ 1.99 m².

Land is often written as four numbers, Ropani-Aana-Paisa-Daam: "0-4-2-0" means 4 Aana 2 Paisa.

Terai system

1 Bigha = 20 Kattha = 400 Dhur = 72,900 sq ft ≈ 6,772.63 m². 1 Kattha = 20 Dhur = 3,645 sq ft ≈ 338.63 m². 1 Dhur = 182.25 sq ft ≈ 16.93 m².

Between the two systems: 1 Bigha ≈ 13.31 Ropani, and 1 Ropani ≈ 1.50 Kattha.

Checking a listing's size

Listed sizes are provided by the seller. The official area is the one on the land ownership certificate (lalpurja) and the cadastral map at the Survey Office - always compare them before you buy.
