Listing review policy

What we check

Before publishing we check that:

• The listing describes one real property, with a clear type, purpose and location.
• Photographs show the property itself, are not copied from another listing and contain no phone numbers or advertising.
• The title and description are honest and readable, without keyword stuffing, prohibited wording or contact details.
• The price and size look plausible for the place and type of property.
• It is not a duplicate of a listing already on the site.

What we do not check

We do not inspect the property, confirm legal ownership or title, value the property or guarantee that it is still available. A reviewed listing means it meets our guidelines - not that Sampatti Nepal vouches for the property or the lister.

Badges and labels

"Reviewed before publication" appears on every live listing. "Phone-verified poster" means only that the lister confirmed their phone number by a one-time code. We never show "verified property" or "verified ownership".

After publication

Listings expire if not renewed, and owners can pause or remove them at any time. Listings that are reported are re-checked and may be paused or removed. Edits to a live listing are reviewed again before the public sees them.
